Planning your inspection

Buying rural property in the Clarence Valley.

Use the online tour to build a shortlist, then use the inspection to understand how the land and home would work for you.

For a property such as 2765 Coaldale Road, the photographs, film and floor plan each offer a different part of the picture. Save your questions as you explore so you can discuss them with the agent on site.

Start with how you want to live.

Write down the things you need from the property: room around the home, space for animals, somewhere to work, or a quieter setting. Keep those priorities beside you when you look through the gallery. A beautiful view and a practical daily routine are separate things to assess.

Use each part of the property tour.

  1. Photographs: open the full images to look closely at the home, shed, fences and land. Note anything you want to see from another angle.
  2. Floor plan: trace how you would move between living areas, the kitchen and outdoor spaces. Confirm room use and measurements during the inspection.
  3. Film: use the sequence of views to understand the setting. Ask the agent to explain which areas are included in the sale.
  4. Walkthrough: explore the rooms online, then compare your impressions when you visit.

Take a rural-property checklist.

The NSW Government recommends checking rural land against your intended use. Ask about boundaries and access, the condition of buildings and fences, water availability and quality, services, previous land use, and ongoing maintenance. Check planning controls, relevant approvals, and flood or bushfire information with the appropriate authorities. Have your solicitor or conveyancer review the contract and inclusions. These checks are property-specific; a photograph or marketing statement cannot establish them.
